What Does the Las Vegas Housing Market Look Like in 2026?

According to Craig Tann, Broker/Owner of huntington & ellis, the Las Vegas, August was a month of two signals. Fewer homes closed, but more buyers signed contracts,

and prices barely budged. That points to a market catching its breath, not losing steam. The Las Vegas market saw 2,395 homes close last month, down 16% from July and 5% from

last year. Pending sales, however, told a more encouraging story, climbing to 2,621, up 6% year over year and marking the second consecutive month of stronger buyer activity. At the

same time, new listings fell 8% from July to 4,626, while total inventory dropped 9% year over year to 11,113 homes.

Prices remained steady. The typical single-family home sold for $475,000, slightly below July and last August's $480,000. Across all home types, the median price was $439,990,

essentially unchanged from July's $440,000.

For sellers, single-family homes are holding up well. Prices are steady, there is less competition on the market than last year, and more buyers are signing contracts than this

time last year, so the demand is there. Condos are the exception, with prices dropping sharply from both last month and last year, making realistic pricing especially important for

sellers in that segment.

For buyers, listings are becoming scarcer, which means well-priced homes may not stay on the market for long. However, August's slower closing pace still leaves room to negotiate,

especially on homes that have been sitting for a while.

The key number to watch is pending sales. They have now outpaced last year's levels for two consecutive months, and if those contracts close as expected, September and October

could bring stronger numbers than August. Buyers did not leave the market. They simply paused. Sellers who price realistically, especially outside the single-family home segment,

will be well positioned as that pipeline converts.
