Las Vegas Housing Market September 2026: Prices Dip to $470,000 as Inventory Rises
Published October 6, 2026
By huntington & ellis, A Real Estate Agency
The median price of an existing single-family home sold in Southern Nevada was $470,000 in September 2026, down 1.1% from August and unchanged from September 2025. Inventory increased and sales declined compared with one year earlier, giving buyers more choices while making competitive pricing increasingly important for sellers.
According to the September market release from Las Vegas REALTORS® (LVR) , the sales pace represented approximately five months of housing supply, compared with roughly four months one year earlier.
Together, these figures suggest more room for negotiation. They do not establish that every neighborhood or price range has become a buyer’s market.

What Happened to Las Vegas Home Prices in September 2026?
The $470,000 single-family median was $20,000 below the $490,000 record reached in May and June. It declined from August but remained unchanged from September 2025.
Condos and townhomes recorded a $290,000 median sale price, down 1.4% year over year.
The distinction between monthly and annual comparisons matters. September’s results show recent price softening, while the single-family median remained level with the same month last year.
A median is also a market-wide measure, not an estimate of how much every individual home gained or lost in value. Changes in the mix of properties sold can influence the median.

Is Las Vegas Becoming a Buyer’s Market?
September’s data points toward more favorable conditions for buyers, but buyer leverage remains property-specific.
Single-family listings without offers increased 6.6% year over year, while single-family sales declined 7.4%. Approximately five months of supply indicates that the available inventory would take about five months to sell at September’s sales pace.
More choices can give buyers additional time to compare properties. However, a well-priced home with limited direct competition may attract interest even when overall inventory is rising.
For buyers and sellers, the most useful question is how many comparable properties are competing within the same neighborhood and price range.
Does More Inventory Mean Las Vegas Home Prices Will Fall?
Higher inventory alone does not predict future prices. Its effect depends on buyer demand, financing costs, the pace of new listings and how sellers respond.
September’s single-family median declined monthly but was unchanged annually. Short sales and foreclosures accounted for 1.1% of transactions, up from 0.5% one year earlier but still a small share of reported sales.
These figures describe current conditions. They do not establish where prices will move next.
Buyers and sellers should monitor competing listings, pending sales, recent reductions and closed transactions rather than relying on the valley-wide median alone.
What Does the September Market Mean for Las Vegas Buyers?
Buyers may find more negotiating opportunities on properties with longer market times, prior reductions or several comparable homes available nearby.
Depending on the property and financing, an offer could include:
- A lower purchase price
- Seller contributions toward closing costs
- A temporary or permanent mortgage-rate buydown
- Repair credits
- Flexibility on the closing date
The best option depends on the buyer’s priorities. A price reduction lowers the loan amount, while an eligible closing-cost credit may reduce the cash needed at closing. A rate buydown changes payments according to its terms and cost.
Buyers should ask their lender to compare available options, including concession limits, upfront costs and payment effects, before submitting an offer. For a temporary buydown, understand the payment after the reduced-payment period ends.

What Does the September Market Mean for Las Vegas Sellers?
More listings and fewer completed sales mean sellers need to pay close attention to their immediate competition.
A pricing strategy should consider recently closed comparable properties, active and pending listings, recent reductions, property condition and nearby builder incentives.
The practical takeaway for sellers is to evaluate the buyer’s alternatives. If similar homes offer a lower price, stronger presentation or financing incentives, the listing strategy should account for those differences.
Seller credits can help bridge an affordability gap, but they affect proceeds. Compare the estimated net proceeds of a credit with those of a price reduction, accounting for the costs associated with each offer.
Showing activity and buyer feedback can help determine whether to adjust pricing, presentation or offer terms.

How Are Higher Mortgage Rates Affecting Las Vegas Buyers?
Higher mortgage rates are an important affordability challenge because they increase the payment associated with a given loan amount.
In an update following the September reporting period, The Wall Street Journal reported Bankrate’s national average 30-year fixed mortgage rate at 7.55% on October 6, 2026 .
That figure is a dated national average, not a September average or a personalized loan quote. Borrower rates vary with credit, down payment, loan program, points, fees, property type and lender.
Buyers should refresh their loan estimates before making an offer. Sellers should consider how financing costs influence affordability within their property’s price range.
Are Conditions the Same Across the Las Vegas Valley?
No. The regional report does not establish identical conditions in Las Vegas, Henderson, Summerlin or North Las Vegas.
A neighborhood-level review should consider property type, condition, HOA costs, lot characteristics, available inventory and competition from new construction.
For example, a single-family home should be evaluated against relevant single-family comparables, rather than the combined condo and townhome median.
