Are Las Vegas Home Prices Falling? What the Latest 2026 Data Means

By huntington & ellis, A Real Estate Agency
Updated October 28, 2026 · Comparing August, September and third-quarter 2026 reports

Are prices falling? The short answer

Yes, some measures show Las Vegas home prices falling. The August 2026 Case-Shiller Index declined 1.3% year over year, while ATTOM's third-quarter Clark County median sale price was approximately 4.9% below the previous year. However, Las Vegas REALTORS® reported that September's existing single-family median was unchanged annually.

The reports measure different properties, periods and geographies. Their differences do not necessarily contradict one another, and none establishes how much a specific home has gained or lost in value.

For buyers and sellers, the practical takeaway is a more price-sensitive Las Vegas housing market in 2026, with more available listings and opportunities to negotiate. Results still vary by neighborhood, condition, property type and price range.

For sellers

Price against recent neighborhood sales and current competing listings, then evaluate offers by their expected net proceeds.

For buyers

Compare individual homes and financing scenarios before deciding whether a lower price or a seller credit offers more value.

Key Takeaways

  • Some price measures are falling. Case-Shiller and the reported ATTOM county median showed annual declines.
  • The local single-family median was flat annually. LVR reported $470,000 for September 2026.
  • Different methods produce different results. Compare each report's geography, property coverage and reporting period.
  • Your neighborhood matters. Regional statistics provide context; comparable properties guide an individual pricing decision.

What Does the Latest Case-Shiller Report Show?

The S&P Cotality Case-Shiller release published October 27, 2026 showed Las Vegas prices down approximately 1.3% from August 2025. National prices increased 2.1% over that period.

Case-Shiller is a repeat-sales index: it compares successive sales of the same homes, helping reduce the influence of changes in the types of properties selling. It is useful for broad direction, but its reporting lag means it is not a real-time valuation of an individual home.

What Does the Clark County Report Show?

Nevada Current's reporting on ATTOM, republished by Missoula Current on October 26 , placed Clark County's third-quarter median at $428,000, compared with $440,000 in the second quarter and $450,000 a year earlier.

Those figures equal declines of approximately 2.7% quarter over quarter and 4.9% year over year. A county median describes the middle sale price among the transactions measured; it does not mean every Clark County home lost 4.9% of its value.

Why Does Las Vegas REALTORS® Report a Different Price?

Las Vegas REALTORS® reported a $470,000 median for existing single-family homes sold through its Southern Nevada MLS in September 2026, according to FOX5's coverage of the monthly report . That was down 1.1% from August but unchanged from September 2025.

Differences in geography, property mix, transaction coverage and reporting period can contribute to different results. ATTOM's county median, LVR's monthly single-family MLS median and Case-Shiller's repeat-sales index are not interchangeable.

A median also changes with the mix of homes sold. More entry-level sales or fewer luxury closings can lower a median without every individual property declining by the same amount. The reports alone do not establish how much each factor contributed.

Is Las Vegas Becoming a Buyer's Market?

Buyers have gained negotiating leverage, but conditions vary by property type, neighborhood and price range. Inventory alone does not establish that every segment of Las Vegas is a buyer's market.

September's LVR figures reported by FOX5 showed:

  • 7,995 single-family listings without offers, up 6.6% year over year.
  • Single-family sales down 7.4% annually.
  • Roughly five months of supply across the reported housing market.

For single-family homes specifically, 7,995 available listings divided by 1,745 September sales gives approximately 4.6 months of inventory. This is a supply estimate at that month's sales pace, not a prediction of how long an individual home will take to sell.

These conditions can give buyers more time to compare options and discuss repairs, closing-cost credits or financing assistance. Updated homes with competitive pricing may still attract strong interest; an individual seller's willingness to negotiate depends on the property and circumstances.

What Should Las Vegas Buyers Do?

Use broader market softness as a reason to investigate individual opportunities, rather than assume every seller will accept a large discount.

  1. Review recent comparable sales in the immediate neighborhood.
  2. Check days on market and previous price reductions.
  3. Compare condition, location and total costs with competing resale homes and nearby new construction.
  4. Ask a lender to compare a lower purchase price with a seller credit or rate buydown.
  5. Refresh your preapproval if rates or your financial circumstances have changed.

A concession may help with upfront costs or monthly payments, but the better option depends on the loan, credit limits, buydown terms and expected ownership period.

What Should Las Vegas Sellers Do?

If you are selling a home in Las Vegas, base your asking price on current competition and recent comparable sales rather than a previous market peak.

  • Review closed sales and active competing listings in your community.
  • Evaluate condition, presentation and any necessary improvements.
  • Compare nearby builder incentives with your home's total value proposition.
  • Set a strategy around your timeline and expected net proceeds.
  • Evaluate showing activity, buyer feedback and new competing inventory after launch.

Discuss concessions in advance so you can compare offers by their likely net result. A closing-cost credit may help a buyer move forward, but it still affects your proceeds and should be evaluated alongside price and other contract terms.

Does the Price Decline Mean Las Vegas Is Heading for a Crash?

These reports do not establish that Las Vegas is heading for a housing crash. Softer prices and slower sales describe current conditions; they do not establish the size or direction of future changes.

LVR reported that foreclosures and short sales represented 1.1% of September 2026 existing local property sales, according to FOX5 . This is one indicator of distress, not a forecast.

The practical response is to evaluate the specific property and its competition. A metro index or county median cannot substitute for recent comparable sales in Henderson, Summerlin, North Las Vegas or an individual Las Vegas community.

Frequently Asked Questions

Are Las Vegas home prices down in 2026?

Some measures are down. Case-Shiller showed a 1.3% annual decline for August, and the reported ATTOM Clark County median fell 4.9% annually in Q3. LVR's September existing single-family median was unchanged year over year.

Why is the LVR median higher than the Clark County median?

The reports use different transaction coverage, geography and reporting periods. LVR's $470,000 figure specifically describes September existing single-family sales through its Southern Nevada MLS. ATTOM's $428,000 figure is a third-quarter county median.

Is now a good time to buy in Las Vegas?

More available listings may create negotiating opportunities. Whether buying makes sense depends on your financing, monthly budget, expected ownership period and the specific home's condition and price.

Should Las Vegas sellers reduce their prices?

Not automatically. Compare competing listings, recent sales, showing activity and buyer feedback. A price adjustment, improved presentation or a concession may help, depending on why buyers are passing on the property.

Are Henderson and Summerlin prices falling at the same rate?

These regional reports do not establish a common decline for Henderson, Summerlin or individual neighborhoods. Compare recent sales of similar homes within the community and price range you are evaluating.

Sources & Methodology

Quarterly change: ($428,000 ÷ $440,000 − 1) × 100 = approximately −2.7%. Annual change: ($428,000 ÷ $450,000 − 1) × 100 = approximately −4.9%. Single-family supply is calculated as 7,995 listings ÷ 1,745 monthly sales = approximately 4.6 months. LVR's MLS statistics do not capture all builder sales or owner-direct transactions. Market interpretations are separate from reported statistics.
